Richmond Weekend Guide + June Housing Market Update
One of my favorite parts about living in Richmond is that there's always something happening around the city.
This weekend is a perfect example.
Don't Miss IllumiNATION
The Virginia Museum of History & Culture is hosting IllumiNATION, an immersive nighttime experience celebrating America's 250th anniversary.
Expect large-scale video projections across the museum, live music, local food vendors, after-hours museum access, and nightly pyrotechnics. Whether you're planning a date night or bringing the family, it's one of the most unique events of the summer. What I'm Seeing in the Richmond Housing Market
While national headlines often paint one picture, Richmond continues to follow its own path.
Here's what I'm seeing every day:
- Historic neighborhoods like The Fan and Museum District remain extremely competitive for well-priced homes.
- Buyers have become more patient and selective than they were earlier this year.
- Inventory has improved, giving buyers more choices than we've seen over the past couple of years.
- Homes that are professionally marketed and priced correctly continue to sell quickly.
- Homes that "test the market" are sitting longer and often require price reductions.
The market hasn't slowed nearly as much as many people expected—it has simply become more balanced.
That's healthy for everyone.
Looking Ahead
As we move into July, I expect activity to remain strong, particularly for homes that show well and are priced appropriately.
If you've been thinking about buying or selling, now is a great time to start preparing before the busy fall market arrives.
If you'd like to discuss your neighborhood specifically, I'd be happy to help.
Have a great weekend, and enjoy everything Richmond has to offer.
