Richmond’s Spring Market Is Starting to Shift — Here’s What I’m Seeing Right Now

If the first few months of 2026 felt intense, you weren’t imagining it.

Richmond’s spring market came out aggressively this year, very similar to what we experienced last year. By the end of January, competition across the city had already ramped up in a major way. Multiple offers became common almost overnight, and in many neighborhoods, buyers were moving incredibly fast just to have a chance.

That wasn’t isolated to one pocket of the city either.

We saw it across nearly every major Richmond market — from The Fan and Museum District to Byrd Park, Near West End, Westover Hills, and even the luxury estate market along the River Road corridor.

At times, it felt like every well-positioned home was receiving 5, 10, sometimes even more offers within days.

And honestly, that level of competition has remained surprisingly steady throughout most of the spring.

But now, as we move deeper into May, it feels like the market is approaching an important transition point.

Not a crash. Not a collapse. Just the beginning of what has become a very normal seasonal pattern for Richmond real estate.

Last year, we saw the market stay incredibly competitive through the spring before noticeably slowing as summer approached — especially in the luxury sector above $1.5 million. Homes that would have easily received multiple offers earlier in the year suddenly became more selective sales. Buyers slowed down. Showings softened. Inventory that felt impossible to buy in March became more negotiable by summer.

And right now, this year is tracking very similarly.

The interesting thing is that the slowdown never hits every property equally.

In neighborhoods like the Fan, Museum District, and parts of the Near West End, homes under roughly the $1.5 million mark are still moving quickly when they are presented correctly. Demand for truly special Richmond homes remains incredibly strong.

But buyers are becoming more intentional.

They are no longer just buying “a house in Richmond.”

They are buying the feeling of Richmond.

That matters more than people realize.

The homes that continue to stand out are the homes that fully embrace the architecture and character that make this city unique. Brick Georgian Colonials. Victorian masterpieces. Queen Anne charmers. Monument Avenue stunners. Historic Fan rowhomes with original details and timeless character.

These are the homes buyers relocating to Richmond are dreaming about.

People moving here from larger metro areas want homes that feel rooted in Richmond’s identity. They want charm. History. Walkability. Architecture that feels impossible to recreate.

The homes that tend to struggle more are often the homes that feel disconnected from that character or aren’t positioned properly for the market they’re entering.

That’s why I think the rest of this spring market will become less about pure speed and more about presentation.

As we head toward late May and early June, I expect we’ll continue seeing some incredible estate-style homes come to market throughout Richmond. And many of them are still going to sell for fantastic numbers.

But sellers are going to have to be more strategic than they were earlier in the year.

In this market, simply putting a home online is no longer enough — especially at higher price points.

The homes that will perform best are the ones that are marketed intentionally:

  • Homes with strong photography and cinematic video
  • Homes with a clear lifestyle story attached to them
  • Homes positioned around architecture, neighborhood identity, and emotion
  • Homes that make buyers feel something before they ever schedule a showing

Because Richmond has never been a cookie-cutter city.

People move here for the tree-lined streets. The historic architecture. The walkability. The character. The feeling of neighborhoods like the Fan, Museum District, Windsor Farms, Westover Hills, and River Road.

And the sellers who lean into that — alongside agents who know how to market that lifestyle creatively — are going to continue standing out as the market naturally settles into its summer rhythm.
