As a real estate agent, I’ve spent countless hours driving through Richmond’s neighborhoods, admiring its architecture, and connecting clients with their dream homes. But training for the Richmond Marathon has given me a completely different perspective on this beautiful city. Trading my car for running shoes and pounding the pavement has been an eye-opening journey, both physically and emotionally.
Training for the Marathon: A Realtor’s Perspective
When I signed up for the Richmond Marathon, I thought I knew the city like the back of my hand. Turns out, running it is a whole new way to experience it. Training has been grueling but rewarding. Long runs after open houses, squeezing in weekday jogs between client meetings, and using Richmond’s varied terrain as my training ground has reshaped how I see this city.
Richmond isn’t just a collection of neighborhoods to me anymore; it’s a dynamic and textured experience that reveals its character mile by mile. Training has taught me that each street has its own story, and running the marathon will bring those stories to life.
The Course: A Tour of Richmond
Broad Street and Monument Avenue
The race starts on Broad Street near the VCU hospital system. Here, the city is bustling, full of life, and steeped in history. Heading toward Monument Ave at the beginning of the race, the historic row homes lining the street are as stately as they are inviting, a testament to Richmond’s rich architectural heritage.
Near West End and Grove Avenue
Heading into the Near West End, Grove Avenue is a feast for the eyes. Cape Cods, Craftsman homes, and other styles blend together, showing off the neighborhood's eclectic charm. As someone who spends a lot of time discussing curb appeal, running through this area feels like walking through a Pinterest board of dream homes.
Down to River Road
After running past the shops at Libbie and Grove, we make our way by the Country Club of Virginia and transition to the serene beauty of River Road. The houses here are stunning, with large lots and manicured lawns. It’s hard not to imagine the stories that these homes could tell as I run past.
Huguenot Bridge to Riverside Drive
Crossing the Huguenot Bridge is a highlight for many runners, and I expect the view of the James River to give me a much-needed boost. The path along Riverside Drive is shaded and tranquil, offering a perfect backdrop to refocus and recharge. Westover Hills and Forest Hill showcase the character of Southside, a mix of vibrant community vibes and natural beauty.
Lee Bridge to The Fan
Crossing the Lee Bridge, with the Richmond skyline in view, is sure to be a breathtaking moment. Main Street and The Fan bring me back to familiar territory. The energy here is palpable, with cheering crowds and stunning historic homes on every block.
Arthur Ashe Boulevard to Bellevue
The climb toward Bellevue will likely test my endurance. But the homes on Fauquier Avenue and the neighborhood's charm will keep me going. Bellevue is a hidden gem, a place I’ve recommended to many clients who want the perfect mix of community and style.
Brook Road to Brown’s Island
The final stretch through Brook Road and back toward The Fan feels like a victory lap. Passing the VCU campus with roaring crowds cheering us on will be the ultimate motivator. And crossing the finish line on Brown’s Island? That’s the dream.
Marathon Musings: The Pain and the Glory
I’m under no illusion that running 26.2 miles will be easy. Somewhere around mile 14, I’ll probably be on my third GU pouch, wondering what on earth I signed up for. But I also know that every painful step will be worth it. This race isn’t just about endurance—it’s about community, perseverance, and celebrating this incredible city we call home.
As I envision my first marathon in the River City, I’m struck by how much running has deepened my appreciation for Richmond. From the historic streets to the modern homes, from the rolling river views to the cheering crowds, this city offers something for everyone.
